The process starts when you accept our offer by signing and returning the sale agreement. Only then we will move forward with the due diligence process. You have several ways to return the agreement:

After you accept our offer, we will conduct a thorough due diligence to ensure all is ok with the property. This process normally takes four or five days and here are some of the steps:

1 - Research the property: Gather information about the property, such as the location, size, zoning, and any environmental or geological concerns. To gather this information, We use professional online resources, such as county records, aerial maps, and local government websites.

2 - Review the title: We will obtain a copy of the property's title report to verify the ownership of the property and identify any liens, encumbrances, or easements that may affect the land's value or use.

3 - Verify access and utilities: Ensure that the property has legal access.

4 - Review local zoning regulations: Understand the local zoning regulations and land use restrictions that may affect the property's use and value.

5 - Check for any pending or past legal disputes: Check for any past or pending legal disputes related to the property, such as boundary disputes, easement disputes, or environmental issues.

After due diligence is completed, we will prepare the deed to have the property transfered to us. We will handle and arrange the appointment with a notary to go to your place and finalize the deal.  

We will file the notarized deed with the county. We use electronic services, where available, to have the deed recorded in the least amount of time. We will pay for this service. 

Once we get confirmation from the County, we will process inmediate payment to you via, electronic funds, money order, or cashier check. It seems like a long time form start to finish but we have been able to complete all these steps in less than twenty days.
